For a first time home buyer, the process can get quite overwhelming, giving you the feeling that the financial decisions are rapidly spinning out of control.  When it comes to real estate, most people don’t have a lot of experience and can easily feel overwhelmed.  In all actuality, buying a home is a straightforward process as long as you do your homework before you buy.  Understanding the basics will go a long way in helping you buy your very first home.

The first place to start is in understanding how much you can afford.  Before you attempt to purchase a home, you should always go over your budget and figure out how much money you can comfortably spend on a mortgage payment.  Taking a conservative approach to managing your finances will put you far more at ease during the pre-approval process.

Once you know the maximum mortgage payment you’re budget will allow for, your next step is to meet with a Loan Officer and discuss pre-approval.   Pre-approval does several things.  First it lets the seller know that you are serious about buying and will normally work in your favor to give you an edge – which is especially handy if there are several others interested in purchasing the home.  Secondly, it will save you a lot of time.  Why start shopping for a home if you don’t know how much you can afford?  Pre-approval will give you peace of mind that your credit, income, assets and overall financial stability are in line with qualifying guidelines.  It will also help you comprehend the entire approval process and what will be expected of you once your offer to buy is accepted.

Keep in mind that the above are just a couple basic tips and that there are many other things you’ll need to know before you buy your very first house.  You’ll need to be familiar with private mortgage insurance, special loan programs, the difference between fixed rate and adjustable rate mortgages, and down payment requirements based on the loan type you’re qualifying for.

Throughout the process the most important thing to remember is this:  Ask questions!  There is no silly or stupid question when it comes to the largest financial decision you’ll make in your lifetime.   

Familiarize yourself with the process, learn all that you can about what is involved and you’ll find the home buying process to be easier than you ever thought possible.
